This site was first developed into a commercial bar and restaurant, the Northwoods Supper Club, in 1933. After being open for over 70 years, the supper club closed in 2006. To support redevelopment of the vacant property, the Marquette Charter Township Assessor designated the site as a functionally obsolete property. In 2016, the property was purchased by U.P. natives who wanted to convert the functionally obsolete supper club into Barrel + Beam, a brewery that focused on farmhouse and barrel-aged beer. The $2 million renovated brewery opened its doors in January of 2018. This project not only benefited the local community by providing a gathering space for local residents, but it also created new investment in the community by supplying new jobs and making productive use of an underutilized piece of property.
Envirologic is the contracted Environmental Consultant for the Marquette County Brownfield Redevelopment Authority (MCBRA) and was involved in the redevelopment of this project through our Due Diligence and Brownfield Redevelopment Groups. Our experienced field service team performed both Phase I and Phase II Environmental Site Assessments to determine the level of contamination on the property. Because it was necessary for the developer to complete extensive renovation and demolition on the building (including asbestos abatement), as well as other redevelopment activities, the MCBRA provided grant assessment funds to cover those costs. Since the site was designated as functionally obsolete, it also qualified for reimbursement of eligible activities through the use of a Brownfield Plan, which Envirologic authored for the MCBRA. The Brownfield Plan allowed eligible environmental and non-environmental activities conducted by the MCBRA or developer to be reimbursed through the capture of local tax increment revenues.
Barrel + Beam was opened to the public in January of 2018 and has seen strong local support. The brewery features a brewery, multilevel tasting room, barrel and bottle aging space, cellar, malt room, lab, and bier garden; it also provides private rooms for parties and events.
