The Phase II Environmental Site Assessment (ESA) may be implemented if the potential for contamination has been identified through a Phase I ESA and is used to generate more concise physical data. A Phase II is utilized to mitigate risks and confirm the presence of hazardous materials associated with property, normally completed during property acquisition or restructured financing.

Phase II ESAs are a robust liability protection tool and demonstrate the value and/or marketability of a property.
